About This Plan

The principal idea of this large family home is to allow the kids access to the upstairs without disrupting the adults downstairs. The key element is the rear-loading stairwell accessed from a rear entry that allows the younger members of the family to go outside or to the breakfast table with a minimum of disturbance. The formal dining and living rooms are connected to the family room via a pair of French doors making this an ideal home for entertaining. A wet bar neatly placed between the kitchen and family room adds to the entertainment amenities. To the rear of the family room is a covered porch leading to a spacious deck and breezeway. The master suite is isolated for privacy and includes a well-lit sitting area. The master bath ceiling is sloped with sky windows for added natural lighting. There is also a dressing vanity with surround mirrors, a must for putting on makeup. All of the secondary bedrooms have bath access and large closets. This is a super energy saving home featuring 2x6 exterior walls.

They can be used for any type of modification—including major design changes and engineering—and include a release granting permission to modify the plan. Most CAD plan orders are emailed the same or next business day.
 
This package also comes with a PDF set of plans and a copyright release for making modifications and printing unlimited copies.

ADD PDF TO PRINT ORDER
For those that want both prints and a PDF electronic file, order the prints and choose the option to ADD A PDF ELECTRONIC FILE TO A PRINT ORDER. When choosing this option, the customer must order prints. This is a great option because prints can be used to distribute to your contractor for use on the job site. The PDF electronic files can be sent to sub-contractors, permit departments and your lender.

Materials List
The Materials list includes the material quantity for the foundation, framing, exterior finish and interior drywall. It will not include plumbing fixtures, electrical fixtures, heating and air conditioning or interior finish.

Mirror Reverse Set
The image is reversed 180 degrees in a mirror reverse plan; however, the lettering and dimensions will also be reversed. If you select the mirror reverse option, you will receive 2 sets of your total order in mirror reverse. The mirror reverse sets will assist your contractor to lay out the foundation and framing in reverse. The remaining sets of your order will not be mirror reversed. Your lender and permit department will not accept mirror reverse plans.

Each set of construction documents includes detailed, dimensioned floor plans, basic electric layouts, cross sections, roof details, cabinet layouts and elevations, as well as general IRC specifications. They contain virtually all of the information required to construct your home. The typical plan set does not include any plumbing, HVAC drawings, or engineering stamps due to the wide variety of specific needs, local codes, and climatic conditions. These details and specifications are easily obtained from your builder, contractors, and/or local engineers.
