Each set of construction documents includes detailed, dimensioned floor plans, basic electric layouts, cross sections, roof details, cabinet layouts and elevations, as well as general IRC specifications. They contain virtually all of the information required to construct your home. The typical plan set does not include any plumbing, HVAC drawings, or engineering stamps due to the wide variety of specific needs, local codes, and climatic conditions. These details and specifications are easily obtained from your builder, contractor, and/or local engineers.

We built this home with a walk out basement in South Carolina. We made a number of modifications. We turned the sunroom into conditioned space by opening the wall to the great room and also the wall to the dining area. We removed the bump out to the windows in the bedrooms to simplify the roof lines. We enlarged the guest bath and split the sink from the bath/toilet space to improve functionality for guests. We also added closet space over the stairs to the basement to gain additional storage for the master bedroom. We love the house, but would make a couple of changes. The laundry room is too small. The master bedroom closet is also too small. Making that wing of the home wider by 3 to 4 feet would resolve this issue and have the added benefit of more garage space for bikes and other items. All in all, this is a very good layout and yields a beautiful home. Well designed for personal living as well as entertaining.
