While the main-level floor plans are the same, varied upper-level plans give builders and developers the opportunity to market the plan according to the life stages and demographics of their buyers. One upper-level plan features an arrangement ideal for a family: two secondary bedrooms have private vanities and share a bath and a toilet area. In the second plan, the upper level offers a second master suite, complete with dual-sink vanity and walk-in closet, as well as a large office area with built-ins. This layout works for singles who may share the space, work-at-home professionals, and couples caring for live-in relatives.
Each set of construction documents includes detailed, dimensioned floor plans, basic electric layouts, cross sections, roof details, cabinet layouts and elevations, as well as general IRC specifications. They contain virtually all of the information required to construct your home. The typical plan set does not include any plumbing, HVAC drawings, or engineering stamps due to the wide variety of specific needs, local codes, and climatic conditions. These details and specifications are easily obtained from your builder, contractor, and/or local engineers.
