 Modifications

Did you find an HDS plan you like but need something extra to make it just right for you?  We can customize that plan for you.

Create an itemized list of changes you would make to the plan.  Be as detailed as possible.  The more information you give us the more accurate our quote.  All modifications are based on an hourly fee.  Email or Fax (407) 682-6044 the changes to your plan.

Only reproducible plan purchases will be modified.  If you have not purchased a reproducible plan prior to your request for modifications we will include the purchase in your quotation. ( Modifications may not be available for all plans.  Prices are subject to change.  Completion times are governed by the workload at the time of acceptance of the quotation and are subject to change.)

 Include your return address, phone, and fax or email address.  Don’t forget the plan number.

 Modifications are based on an hourly rate, starting at $60.00 per hour.

 Phone consultation may be required on complex projects.  Our $68.00 per hour rate will apply and be added to the final invoice.  (Note: We are not responsible for verbal changes.  All verbal instructions must be confirmed in writing to HDS.)

 A reproducible plan purchase is required prior to modifications.

 The plan purchase fee and 50% of the estimated modification fee is required before any work can commence.  Balance of remaining fees is to be paid prior to shipping.

Home Design Services is a full service Design firm specializing in residential and multi-family design for over 30 years.

We provide a full complement of design services for builders, developers and custom home clients taking a project from conceptual design through complete construction documentation.  Our fees vary with complexity and detail.  We will tailor our proposal to you for a truly custom home.

Engineering (Contact us for Price)

The State of Florida requires all plans built in the State be engineered.  This cost is in addition to a reproducible plan purchase.  Please note an engineered plan package is available for the following Florida Counties only:  Orange, Seminole, Osceola and Lake County.  Engineering will be in accordance with the requirements of the Florida Building Code 2001, Section 1606, "Wind Loads", at 120 mph (3 second gust) wind speed.  All local code ordinances and additional requirements beyond the scope of the 1977 SBC and/ or the Florida Building Code 2001 are considered additional services, and can be addressed at an additional cost.  Engineered Plan Packages and Site Plans are not available in coastal locations.
