Jim Zirkel has been in the architectural and residential design business for over 35 years. Educated at Ohio State University, he began his career in Mansfield, Ohio in 1966. In 1978, he moved his company to Orlando, Florida. Home Design Services has over 8,000 plans that have been built across the United States and in 56 other countries worldwide. Zirkel's exclusive designs have national and international appeal. He has won over 300 Parade of Homes awards including seven Grand Awards. Many of his designs have been awarded the coveted Aurora Award. He has won national recognition in the American Institute of Building Designers National Award Competition with over 22 awards. Zirkel is also a member of the Home Builders Association, was associate vice-president in 1990, and Associate of the Year in 1992. He is also a certified member of the American Institute of Building Designers - AIBD and a Certified Professional Building Designer - CPBD. Plans may include: A. Cover sheet with front renderings and general notes. B. Foundation plan (Slab standard) 1/4"=1'0", Other foundations may be available as an option. Call for availability and/or modification quotation. C. Floor plans for each floor including all dimensions, 1/4" = 1'0". D. All 4 Elevations, front (1/4" = 1'0"), rear and sides (1/8" or 1/4" = 1'0"). E. Building Section. F. Detail Sheets. G. Roof Plan (does not include truss layout and profiles which are determined in area of construction.) H. Electrical plans of each floor. (Outlet, switch and fixture layout only) Note: Due to regional variations, local availability of materials, local codes, methods of installation, and individual preferences, it is impossible to include much detail on heating, plumbing, and electrical work on your plans. The ductwork, venting, and other details will vary depending on the type of heating and cooling system (forced air, hot water, electric, solar) and the type of energy (gas, oil, electricity, solar) you use. The details and specifications are easily obtained from your builder, contractor, and/or local suppliers. |
