Modifications are often made on the job site by your builder without the need of incurring extra plan cost or architectural fees. To assit you, we offer FREE modification services for customers that purchase a plan from Breland & Farmer. This is how it works:
1. Place your plan order by phone - Call 1-800-662-8262
2. Once you have placed your plan order, ask to speak with a designer regarding free modification services.
3. The designer will review your changes and advise you of the best solution to meet your design goals.
4. Afterwards, the designer will prepare an overlay sketch for your plans which allow you to clearly illustrate to your builder the intended modifications.
This service is limited to simple or moderate modifications.
If you prefer to have the working drawings modified, follow the simple instructions below.
A. Minor or major revisions can be made to any Breland & Farmer plan. Start by purchasing the reproducible – it comes with a licenses allowing any architect or designer of your choice to make the changes and print up to 10 sets of prints once the changes have been made.
B. You do not have an architect or designer? No problem – Breland & Farmer can make the changes for you. We will gladly provide you with a no-obligation quote for making the changes you desire. Call our toll-free hotline at 800-662-8262 and we will quickly provide you with a quote and how long it will require. All changes are pre-priced according to the table provided below.

Note: The above cost is for the architectural fee to make the modifications. In addition to the fee, allow for the purchase of the reproducible plan (used to make the changes), shipping cost and printing cost.
An example of the total cost for making moderate changes to plan 1403 would be as follows:
- Cost of the reproducible plan from table above $554.00
- 2. Architectural fee from table above 650.00
- 3. Shipping UPS ground 15.00
- 4. Printing cost 65.00
- Total cost to make moderate changes to plan 1403: $1284.00
- Once we receive your request for changes, we will provide you with a quote in contract form advising you of the cost and how long it will take. If it is acceptable to you and you wish to proceed with the modifications, the contract will contain instructions of how to proceed. The following procedure will be explained in the contract:
1. A retainer fee of 50% of the total cost will be payable prior to
scheduling.
2. The designer of the plan will contact the customer to discuss the changes in detail immediately prior to making the modifications.
3. For moderate and complex changes, the designer will prepare preliminary drawings for the customer to approve.
4. Once approved, the working drawings will be modified to reflect all of the desired changes. Every affected part of the plan will be changed.
5. When completed, the prints will be processed and shipped to customer. Balance of payment will be due prior to shipping of prints.
